Downstairs deck is good for early evening with view of the river. Upstairs deck for late evenings with stereo speakers and dining. Be careful to "duck" going up outside stairs....
The breaker box is in the guest room by the bathroom, behind the Southwestern painting. Front street light switch on left. facing deck front LRM wall behind gray lamp. Upper deck light on right, facing deck front LRM wall behind TV cabinet. Dimmers throughout Community water system and we think it is good water. The meter is on to p of the hill by Karen's meter. One foot from the meter is a green top which is a cut off if you have a plumbing problem. Because this is a wooded mountain region there will be temporary power outages which are always taken care of promptly.

The fence is to keep dogs in and roaming dogs out. There is a leash law in Fannin County but some people let their dogs off leash. It is not a bad idea to keep pepper spray and a walking cane if you are walking your dog. Be careful of ticks and chiggers. Be careful of bird food which draws raccoons and bear. We did have a bear visit our deck when we had a bird feeder on the deck.
The Laundry room is in the downstairs basement and you are welcome to use it. The machines are basic and in good order.
There is a regular inexpensive garbage service, which we can give you the number. Fannin County has a dump which is five minutes and off Hwy 5 on the hospital exit. The boat house/garbage shed is available for storage, etc.. The storage area on the right of the garbage bin is opened from the top. In the middle there is a rod to lock in the front doors to the bottom.
Facing the river on your left, A frame, is Karen. On the right you have the fisherman, Vic and his wife Jill. The second to last house on Dogwood R iverside is Jackie and Richard Lumpkin. Jackie is a go to person if you have problems. She is a real estate agent and a good one, a great friend. Up on Power Damn back of the mail boxes is ...... Davis. She owns the peninsula and her husband was a long time resident of the mountain. Next to her is the gray octagon house, Ron and Pat Spence from Dalton. And then there is Darleen who is 92 and recently lost her cat. Not to mention, we have a blue heron and a king fisher that come in late afternoon for a n evening river meal; also, a family of turkeys, an occasional deer. River and bank rights: Each property has river frontage rights and each property should have their own access. Our present river bank access downhill is "in development". The neighbors are very nice and are not strict; however we avoid using their access and banks if they are present.
